What is an electrical certificate?

An electrical inspection is a thorough examination of the electrical wiring throughout your property and checks is the installation meets safety standards.

Following the inspection, an electrical certificate or Electrical Installation Condition Report (EICR) will be issued. This report will outline whether your system is satisfactory, or whether issues have been found.

Do Landlords Need An Electrical Certificate?

As of July 2020, it is the law for every new tenancy to have a valid Electrical Inspection Condition Report (EICR). Inspections last for five years unless stated otherwise and this is to protect both your tenants and yourself from any faults.

There are significant fines and penalties for landlords who do not have an electrical certificate in place. We work with a number of individuals and management companies to proactively manage the electrical certificate for their properties.

The Kew Home team has the capacity to carry out inspections at short notice as well as being able to make sure that any remedial works are completed to the right standard in a swift timeframe.

What your inspection report covers

The items that are tested in a domestic property include sockets, lighting, eating, bonding, and the fuse box or consumer unit. The Kew Home team are able to inspect anything additional that requires attention, so please just let us know and we will add it to the items we inspect.

As part of the inspection we carry out a test of a sample of circuits in order that we have the readings that we require, however, if a full test of every electrical point is required, please let us know and we can arrange for this as part of the electrical certificate inspection.

Some landlords require us to complete a PAT test of the electrical appliances in the property in addition to the electrical inspection and if you require this, please just let us know at the time of booking.

We aim to send your certificate within a couple of days of the inspection being carried out, however, please inform us if it is urgent and we will shorten this timeframe.
