2020 vision for private landlords
Are you ready for your new year’s regulations?
Are you a private landlord? In 2015 the Energy Efficiency Regulations for England and Wales established a minimum level of energy efficiency for privately rented properties. The changes meant that as of April 2018, landlords of privately rented domestic and non-domestic properties were required to ensure that their properties reached at least an Energy Performance Certificate (EPC) rating of E before granting a new tenancy to new or existing tenants.
As of this year, from 1st April, these requirements will change again. All such rented properties will now be expected to reach an EPC E rating even where there has been no change in your tenancy arrangements. The regulations will also eventually apply to non-domestic properties but not until 1st April 2023.
The effect of these changes in the regulations will mean that landlords and managing agents will need to ensure that EPC standards are met each time there is a change of tenancy. There will be a cost cap of £5,000 for any works that may be needed in order for a property to meet the required EPC banding. Potentially there will be civil fines for non-compliance.

Whether it is to keep the warmth in, or to keep the noise out, we are able to supply and install a comprehensive range of insulation products. All of the products we recommend are rigorously tested and manufactured to exceed the performance criteria of National and European standards, and current building regulations.
The products we specify include loft and cavity wall, acoustic, under floor, pitched roof, and pipe insulation.
We can provide flexible, low-density, resilient, and non-combustible glass mineral wool quilt for loft insulation; semi-rigid or rigid cavity slabs of non-combustible, glass mineral wool with water-repellent additive; acoustic roll; and masonry party wall slabs that act as a full fill thermal and acoustic solution for use in masonry cavity party walls.
From floor to ceiling, from underfloor airbricks to chimney pots, our one-stop service provides ventilation solutions for commercial and domestic installations.
Regardless of whether the suspended floor is beam and block, or traditional timber joist and floorboard construction, underfloor ventilation is essential in any new build or refurbishment. We recommend a range of airbricks, telescopic underfloor vents and extension piece accessories which provide robust and convenient solutions for natural ventilation into underfloor voids.
We can also install cavity vents and cavity wall weep vents, ventilator strips, lintel stopends, and through-wall ventilation for external walls, particularly essential where heat-producing appliances, such as a central heating boilers or gas fires are installed.
Access Panels are designed to fit into jointless plasterered and plasterboarded walls, partitions and suspended ceilings where access to mechanical and electrical services are required.
Our roof and loft ventilation solutions include soffit vents, fascia vents, eave vents and Redbank flue liners and chimney pots in a wide range of shapes, sizes and colours.
